What We Track

When you accept cookies on our site, we use the following tools to understand how visitors interact with the site and to personalize your experience:

Browser-Based Personalization

We store a small profile in your browser's local storage to personalize your experience. This includes:

Pages you've viewed on our site (last 20 pages)
General preferences (e.g., whether you seem interested in buying, selling, or investing)
Neighborhoods you've explored
Number of visits and session count
Your browser's language preference

PostHog Analytics

We use PostHog(posthog.com) for product analytics. PostHog is only activated after you click "Accept" on our cookie consent banner. PostHog collects:

Pageviews and clicks — which pages you visit and what you interact with
Session recordings — recordings of how you navigate the site to help us improve usability. All form inputs are automatically masked in recordings so we never see what you type in forms (names, emails, addresses, phone numbers)
Feature flags — we may show different versions of content to different visitors to test what works best
Custom events — when you submit a form, open chat, or engage with specific content, we log the event type (not the content you entered)

PostHog data is hosted in the United States. We retain session recordings for 30 days and event data for 12 months, after which it is automatically deleted.

Vercel Analytics

We use Vercel Analytics and Speed Insights for basic performance monitoring (page load times, web vitals). This data is aggregated and does not identify individual visitors.

What We Don't Track

We do not collect personally identifiable information (PII) through cookies or local storage
We do not track you across other websites
We do not sell or share your browsing data with third parties
We do not use tracking pixels from ad networks
We never capture passwords, Social Security numbers, credit card numbers, or financial information in any tracking system

When We Do Collect Personal Information

We only collect personal information (name, email, phone) when you voluntarily provide it through our contact forms, home value tool, rental analysis, relocation guides, chat, or newsletter signup. This information is used solely to respond to your inquiry, provide requested reports, and follow up with relevant real estate information. It is never sold.

After you submit a form, we may link your browsing session to your contact information in our analytics system. This helps us understand the journey visitors take before reaching out so we can improve the experience for future visitors.

How We Use Your Data

Personalization: Showing you relevant content, neighborhoods, and blog posts based on your browsing interests
Communication: Responding to your inquiries and sending requested information (home value reports, relocation guides, rental analyses)
Follow-up: Sending a limited email sequence with relevant market information after you inquire (you can unsubscribe at any time)
Analytics: Understanding how visitors use our site to improve the experience
A/B Testing: Testing different versions of content and calls-to-action to determine what is most helpful to visitors

Clear your data using the button below, which removes all local tracking data

Clear Your Data

You can clear all browsing data stored by our site at any time. This removes your visitor profile from local storage, revokes cookie consent, and resets your experience to a first-time visit.

Third-Party Services

PostHog: Product analytics, session replay, and feature flags (data hosted in US, posthog.com)
Vercel: Website hosting, analytics, and speed insights (vercel.com)
Supabase: Database hosting for form submissions (data hosted in US, supabase.com)
Cloudflare Turnstile: Bot protection on forms (no tracking cookies)
Resend: Email delivery for responses and newsletters (resend.com)
Anthropic Claude: AI chat assistant (conversations are not stored by Anthropic for training)
Cal.com: Appointment scheduling (cal.com)

Data Retention

Session recordings: 30 days, then automatically deleted
Analytics events: 12 months, then automatically deleted
Lead/contact data: Retained until you request deletion
Email communications: Retained for compliance; you can unsubscribe at any time

Fair Housing Compliance

We are committed to the Fair Housing Act. We never use analytics data or personalization features to discriminate based on race, color, religion, sex, national origin, familial status, or disability. Our feature flags and content personalization are based solely on behavioral signals (pages viewed, content interests) and never on protected class characteristics.
